Located next to Panama Canal entrance on the Pacific – nested between hills and water – the former Howard Air Force Base is turning into a green community. The master plan for the 950-acre central area prepared for London & Regional Panama calls for 15000 units at build out. Serving as destination and heart of the place is a major park framing hill views, intercepting the Town Center iconic Rambla activated by retails. A linear greenway and green corridors engaging surrounding hills and forest generously introduce nature into the development as well as playing a major role for stormwater management. This rich and complete public realm will provide opportunities for social gathering and alternate ways to circulate. In the Town Center, a walkable pattern of mixed-use blocks and active ground floor will ensure street life. The environmental and climate responsive plan is supported by specific building guidelines.
